Escape to your own private backyard retreat in the heart of Modesto. Whether you’re planning a family pool day, birthday party, graduation, baby shower, or simply a relaxing afternoon with friends, our space offers the perfect setting to unwind and make lasting memories.

Enjoy a sparkling swimming pool with optional heating, unwind in the hot tub, or challenge your group to a game of poolside basketball. Away from the pool, shoot hoops on the full basketball court or relax in one of several lounge and tanning areas.

Make your visit even more comfortable with optional upgrades, including our outdoor evaporative cooler for refreshing airflow on hot Central Valley days, a Bluetooth speaker, towel service, and pool heating. As the sun sets, gather around one of our fire pits and enjoy the evening under the lights.

Planning a meal? Bring your own food or take advantage of our optional catering packages and cooking amenities to make hosting effortless.

Conveniently located in central Modesto with easy street parking, our private backyard is cleaned and prepared before every reservation so you can simply arrive, relax, and enjoy your time.

What makes it special

Heated Pool

Pool heating to 85° is available for a $100 flat fee per booking. A minimum of 24 hours’ notice is required during warmer months and 48 hours during colder months. Once heating is scheduled, no cancellations or refunds are allowed.

Restroom & Shower

Shower available in our downstairs bathroom. Availability is not guaranteed and may be cancelled with instant bookings depending on household use. Please request in advance if needed. Guests must bring their own toiletries and towels. Showers are limited to 10 minutes per guest.

On-site Catering

Take your pool day to the next level with on-site catering! For $450, enjoy food for up to 20 guests, catered by your choice of Fireball Pizza or Primo’s Tacos & BBQ. Whether it’s fresh pizza, BBQ, or authentic tacos, you pick the vibe. Additional guests are just $20 each. Advance scheduling required.

Wifi

High-speed internet (1,000 Mbps plan) available for guests. Strong coverage by the pool, spotty at the basketball court. Speeds are not guaranteed and may vary based on device, number of users, and network conditions.

Horseshoe Pit

Classic horseshoe pit available for guest use. Guests must bring their own horseshoes. Please play safely and keep the area tidy for the next group.

Harman Kardon Onyx Bluetooth speaker system available for guest use. Pairs easily with any Bluetooth device for high-quality sound. Please respect quiet hours after 10:00 PM and keep volume at a reasonable level to avoid disturbing neighbors. Speaker is not waterproof — keep away from the pool edge

Heated Hot Tub

The hot tub is connected to the pool and is available at no cost when unheated. Heating for hot tub only is optional and can be added for $20 per booking hour. Hot tub will be heated to 100° unless otherwise requested. Please request heating in advance so we can prepare it prior to your arrival. We ask that guests shower before use and avoid bringing glass near the hot tub.

The maximum occupancy is 30 guests, including children and infants. Instant Book reservations are limited to 10 guests, and larger groups require approval before booking. Children must be supervised by an adult at all times. For everyone’s safety, please do not dive, run, or engage in rough play around the pool.
